Let’s Talk About Negative Gearing!

Alex Harris - Noosa 4 Sale - 05-Dec-2018

Whether you are a fan of the policy or not, to tinker with it now, so entrenched in family financial plans as it is, would be a disaster for too many ordinary Australians.

Because ordinary Australians are the majority of users of the policy. The wealth(ier) pay cash.

With property prices already on a downward slide in southern capitals, with banks now tightening credit in a reactionary response to the Royal Commission, and recent legislative changes prohibiting Australian banks from lending against foreign income (blocking 90% of potential purchases by Australian expats), any additional tinkering with property policy would be a national disaster.

Especially if there was a corresponding change to capital gains tax policy as proposed by Mr Shorten.

The trade-off for negative gearing - where a property costs more to own than earned in rental income - is of course capital gain.

Regardless of whether negatively geared or a cash buyer, whether owner occupier or investor, the best advice I can give anyone in purchasing property is to buy for capital gain.

It is this that is most precious to property owners. This is the real wealth factor.

And Noosa is a capital growth story still, and will be for years to come irrespective of what happens down south.

The Sunshine Coast airport expansion, increasing tourism numbers, upgrading of the Bruce Highway, rail line duplication, the connection of NBN (parts of Noosaville have optical fibre direct to the home) and two brand new hospitals (public and private) a 30 minute drive away, make Noosa more viable for Sydney commuters, for business owners, for families looking to enter the property market at significantly lower cost - whether home owner or investor.

While our prices remain a quarter of those in Sydney, it is the potential capital gain that makes purchasing here an even more attractive proposition.

5 bed, 3 bathroom, 4+ cars

Mid-$900’s

Located in the heart of Noosa Heads, this very large solid home offers a central elevated position so close to everything.

A sought-after estate experiencing incredible investment and renewal, the Cooloola Hill estate has seen recent sales of renovated and newer properties surrounding this of between $1.5m & $2.5m.

This 70s style home is constructed of rendered concrete block with concrete slab floor on ground and upper levels.

The garage has room for 4 cars, a couple of trailers AND a tinny AND more with 2.6m door height allowing for 4WD with racks.

On this floor is a lounge room with large bedroom & ensuite bathroom - with separate entrance. Looking very 70s, it is ripe for renovation.

It is the ultimate teenager retreat or guest suite that presents an opportunity for dual living, rental income or AirBnb if desired.

You could have dual living, along with a downstairs media room without losing car space or storage!

This house is so big it is practically 2 houses! And with the slope of the site and the roof height, there are multiple options to regain the once extensive water views to Noosa River and Laguna Bay.

Upstairs features a large open plan living-dining area, wide halls and massive immaculate kitchen.

While updating of style might be desirable, this is a very comfortable liveable space.

The master bedroom has walk-in robe and ensuite, with 3 other bedrooms and main bathroom on this level.

* 4 car garage plus, 2.6m door clearance

The in-ground concrete swimming pool has been emptied and decked over to provide additional alfresco options. It would not take much to restore the pool for family enjoyment should you wish.

It's just 100m stroll to Noosa Junction, which is undergoing a revival, and the surrounding neighbourhood is showing strong capital growth and renewal, as evidenced by recent sale prices.

Beat the traffic and stroll to the Noosa Junction night markets, the IGA and Coles, or any number of boutiques, doctors, delis, restaurants and funky bars now open in Noosa Junction. You can also make an easy walk of the Sunday Farmers Market.

A 5 minute drive will take you to any of the beaches, schools, river or industrial areas of Noosa.

Renovation might be desirable but this is a very comfortable liveable home as is.

It's a lot of house for the money, and good buying for the area. I promise you will kick yourself if you miss this opportunity.
