Is now the right time to sell or buy property?

Alex Harris - Noosa 4 Sale - 05-Oct-2020

With all the predictions from the usual suspects of house prices plummeting 40% as a result of COVID-19, repeated more recently by the RBA, you could be forgiven for wanting to stay-put, regardless of your own circumstances.

But a 40% drop is not what we are feeling, seeing or selling at in today’s market in Noosa, nor what we are seeing for the Christmas/January market here.

Nor is it what we are seeing for southern markets.

In fact the latest data suggests a surge in some markets, with demand strong and supply short.

Sure, when we listed properties in early March the country was subsequently locked-down and we were forbidden to open properties for inspection.  There was a great deal of anxiety and buyers fled.

Properties sat without offers - not because there was something wrong with the property - but there were no buyers.  For 3 months, the market held its breath.

Once we got through June and Queenslanders were back at work, property sales accelerated.

As more in the cities got comfortable working from home, the question became, where do we want that home to be?

For many, the answer to that question was and is, Noosa.

JobKeeper and JobSeeker payments alongside mortgage holidays have assisted many local homeowners, and some of those will face some hard decisions when the government tap is turned off and the banks start chasing loan repayments.

But the silver lining is that we have buyers.

Now is a great time to sell.  So too a good time to buy as prices appear to be increasing for the foreseeable future.
